Farmland auctions picked up pace slightly in April. Dryland prices ranged from $1,800 per acre in Pawnee County to a high of $5,252 per acre in McPherson County. Two irrigated circles in Scott County brought a high of $5,300 per acre.
Here’s a look at recent land sales across the state and beyond:
Decatur County. About 470 acres of dryland and grass just north of Oberlin, Kan., sold at auction April 29. The two adjoining tracts of bottom and upland farm ground offered excellent hunting potential along the creek that runs across the property. Tract 1 was 315 acres of dryland and grass and sold for $2,700 per acre. Tract 2 was 155 acres of dryland and grass and sold for $1,900 per acre. The seller was the Dan Eiler Estate. Farm & Ranch Realty Inc., Colby, Kan., handled the sale.
Rice County. About 320 acres of dryland and pasture east of Ellinwood, Kan., sold at auction April 20 in one tract for $2,000 per acre. The seller was Bayer Farms. Carr Auction and Real Estate Inc., Larned, Kan., handled the sale.
Norton County. A single tract of 355 acres of dryland and recreational hunting habitat, northeast of Edmond, Kan., sold at auction April 15 for $2,250 per acre. The seller was the Joe Lloyd and Kandi Sproul Living Trust. AgWest Land Brokers LLC, Holdrege, Neb., handled the sale.
Ness County. An 80-acre tract of dryland near Ness City, Kan., sold in one tract at auction April 15 for $2,400 per acre. The sellers were the Ivar and Betty McJunkin Trusts. Carr Auction and Real Estate handled the sale.
Scott County. Two circles of irrigated cropland and dryland corners north of Scott City, Kan., sold at auction April 14. The 320-acre tract included one irrigation well authorized for 260 acre-feet at 550 gallons per minute that was completely rebuilt in 2024. The sale also included a 2024 8-tower Valley sprinkler and a 2022 7-tower Valley sprinkler. The tract was located next to a dairy with a water easement for fertilizer application. It sold for $5,300 per acre. The seller was the Wilkens family. Farm & Ranch Realty Inc. handled the sale.
McPherson County. About 154 acres of dryland near Inman, Kan., sold at auction April 14 for $5,252 per acre. The sellers were Serenity Trust, and Lowel and Jacquelen Postier. BigIron handled the sale.
Pawnee County. About 160 acres of dryland with a retired farmstead southeast of Larned, Kan., sold at auction April 7 for $1,800 per acre. Carr Auction and Real Estate handled the sale.
Phillips County, Colo. About 1,138 acres of dryland along the Nebraska-Colorado border in Phillips County, just east of Holyoke, Colo., sold at auction April 16. The land, with access to U.S. Highway 6, sold in seven tracts of 160 to 167 acres each in a range of $2,000 to $2,600 per acre. The seller was the Hethcote family. Farm & Ranch Realty Inc. handled the sale.
