Land sales seemed to decline throughout Kansas from mid- to late summer. One parcel of crop acres sold for as high as $4,800 per acre in July, while through August and September, crop acres ranged from $1,900 to $2,700. Grassland stayed consistently in the $1,000 to $1,900 range.
Here are recent land sales:
Finney County. About four quarter-sections of dryland and grass sold at auction Sept. 3. The land, north of Kalvesta, Kan., along Byler Road, sold in four tracts. Tracts 1 and 2 were each 160 acres of sorghum stubble and sold for $2,220 per acre and $2,600 per acre, respectively. Tract 3 was 155 acres of sorghum stubble with some grass waterways and sold for $1,600 per acre. Tract 4 was 128 acres of wheat stubble with about 27 acres of grass and sold for $1,600 per acre. The Lloyd O. Dewey Trust was the seller. The sale was handled by Farm & Ranch Realty Inc., Colby, Kan.
Sherman County. A quarter-section of fallow dryland northeast of Edson, Kan., sold at auction Aug. 19. This quarter had a wheat and corn base and sold for $2,750 per acre. Jim and Judy McKee were the sellers. The sale was handled by Farm & Ranch Realty Inc., Colby, Kan.
Decatur and Norton counties. About 875 acres of dryland and grassland between Jennings and Clayton, Kan., sold at auction July 18. Tract 1 was 95 acres of dryland and 60 acres of grass and sold for $1,400 per acre. Tract 2 was 113 acres of grass and 42 acres of dryland and sold for $1,050 per acre. Tract 3 was 138 acres of dryland and 33 acres of grass and sold for $1,900 per acre. Tract 4 was 130 acres of grass and 109 acres of dryland and sold for $1,300 per acre. Tract 5 was 58 acres of dryland with 21 acres of grass and sold for $2,900 per acre. Tract 6 was 73 acres of dryland with 2 acres of grass waterways and sold for $2,100 per acre. Roger and Mary Vanover were the sellers. Farm & Ranch Realty Inc., Colby, Kan., handled the sale.
Hodgeman County. A 320-acre farmstead, with the majority of acres in grass and pasture, northwest of Jetmore, Kan., sold at auction Aug. 25. Cross-fences and a 10-year-old water well, along with the farmstead’s outbuildings and storage shed, were included in the sale. It sold for $1,600 per acre. The seller was the Bob G. and Norma M. Robinson Trust. Carr Auction and Real Estate, Larned, Kan., handled the sale.
Barton County. About 632 acres of dryland northwest of Hoisington, Kan., sold at auction in three tracts Sept. 2. The acres were under a verbal year-to-year lease with a tenant under a crop-share arrangement. Tract 1 was 313 acres of cropland and grass waterways 2 miles from the Galatia, Kan., co-op, and it sold for $2,159 per acre. Tract 2, a quarter-section ½ mile east of Tract 1, was terraced dryland with grass waterways, and it sold for $2,000 per acre. Tract 3 was a quarter-section of dryland with terraces planted to sorghum for harvest in 2025, and it sold for $1,950 per acre. The Morgenstern Family Corp. was the seller. Big Iron Auctions handled the sale.
Finney County. In a separate auction Sept. 4, the Morgenstern Family Corp. also sold 151 acres of dryland planted to 2025 sorghum. The parcel sold for $3,275 per acre. Big Iron Auctions handled the sale.
Ford County. A tract of 160 acres of land southeast of Spearville, Kan., sold at auction July 25. The land, which was ½ mile south of the proposed Grain Belt Express Transmission line route, sold for $3,400 per acre. Farmers National handled the sale.
Smith County. A 77-acre mixed-use tract of land 4 miles east of Highway 281 and 2 miles south of the Nebraska border sold at auction July 25. It included 33 acres of cropland and 41 acres of pasture with a pond and sold for $3,441 per acre. Farmers National handled the sale.
Neosho County. A productive quarter-section of open dryland sold at auction July 18. It sold for $4,800 per acre. Farmers National handled the sale.
Trego County. On July 1, the Shriners Hospital for Children sold 196 acres of quality cropland ready for spring planting for $1,935 per acre. Farmers National handled the sale.
Miami County. On June 25, a 196-acre farm sold at auction. With 93 acres of productive cropland and 94 acres of pasture, a farmhouse, outbuildings and ponds, and just minutes from Paola, Kan., it sold for $1.475 million. Farmers National handled the sale.
