Kansas land auctions pick up pace

Kansas land auctions picked up pace the last few weeks of October. Demand was strong in the north-central part of the state, with steady demand in the western half of the state. 

Recent land sales are detailed below.

Barton County. About 309 acres of dryland sold at auction Oct. 30. The ground was located near Hoisington, Kan., and sold in two tracts. Tract 1 was 151 acres, including mineral rights, and it sold for $3,250 per acre. Tract 2 was 158 acres and sold for $1,950 per acre. The seller was Leon D. Hoffman. BigIron Realty handled the auction. 

Rush County. About 156 acres of farmland sold at auction Oct. 28 for $2,200 per acre. The land was 11 miles west of Rush Center. While the Alexander Wind Farm LLC operates generating units on adjacent properties, there currently is no wind tower generator on this land. Alexander Wind Farm LLC paid the owner in 2024, and a current copy of the wind lease was on file. The seller was the Judith Schwindt Estate. BigIron Realty handled the auction. 

Gray County. About 912 acres of dryland northeast of Cimarron, Kan., sold at auction. Tract 1 was one-quarter and sold for $4,000 per acre. Tract 2 was a half-section and sold for $3,650 per acre. Tract 3 was a half-section and sold for $3,750 per acre. The seller was the Easterday family. Rural Realty Co., Leoti, Kan., handled the sale.

Clay County. About 1,500 acres of land near Clay Center and Miltonvale, Kan., sold at auction Oct. 23. Tract 1 was 152 acres of cropland that sold for $7,894 per acre. Tract 2 was 119 acres that sold for $7,744 per acre. Tract 3 was 149 acres of mostly cropland with meadow and wildlife habitat, and it sold for $4,478 per acre. Tract 4 was 309 acres of mostly pasture with 67 acres of cropland west of Miltonvale, and it sold for $2,720 per acre. Tracts 5 and 6 were purchased together and consisted of 618 acres of pasture and 157 acres of hay meadow, selling for $4,141 per acre. The sellers were Windy Creek Farms LLC and Wheat Stalk LLC. Midwest Land & Home, Washington, Kan., handled the sale.

Pottawatomie County. A tract of 160 acres of pasture northwest of St. Mary’s, Kan., sold at auction Oct. 16 for $5,750 per acre. The seller was the Marstall Trust. Midwest Land & Home handled the sale.

Logan County. A half-section of irrigated cropland sold at auction Oct. 7 in one tract for $1,900 per acre. The land came with irrigation wells and water permits for irrigating crops and water for industrial purposes, as well as sand pits that were currently not in use. The seller was the Uhrich family, and Farm & Ranch Realty Inc., Colby, Kan., handled the sale. 

Cheyenne County, Colo. A 5,600-acre farm that included dryland, grass and Conservation Reserve Program land, as well as a farmstead, west of Cheyenne Wells, Colo., sold at auction Oct. 17. The land sold in 13 tracts, with many tracts contiguous or in close proximity to each other. All of the seller’s interest in mineral rights were included. Tract 1 was 315 acres of dryland, with a round-top Quonset and three grain bins on location, and it sold for $1,250 per acre. Tract 2 was 315 acres of dryland and sold for $1,200 per acre. Tract 3 was 315 acres of dryland and sold for $900 per acre. Tract 4 was 310 acres of dryland and sold for $1,050 per acre. Tract 5 was 325 acres of dryland and sold for $1,250 per acre. Tract 6 was 329 acres of dryland and sold for $950 per acre. Tract 7 was 160 acres of dryland and sold for $800 per acre. Tract 8 was 160 acres and sold for $800 per acre. Tract 9 was 330 acres of dryland and expired CRP land, and it sold for $600 per acre. Tract 10 was 1,635 acres of dryland and expired CRP land, and it sold for $600 per acre. Tract 11 was 115 acres of dryland and sold for $750 per acre. Tract 12 was 1,374 acres of grass and 35 acres of dryland and sold for $600 per acre. Tract 13 was 633 acres of CRP land and sold for $550 per acre. The seller was Hendrickson Family Farms LLC. Farm & Ranch Realty Inc. handled the sale.
