Auctions across Kansas picked up pace going into the fall. Reported dryland prices ranged from $1,450 per acre near Ulysses to $3,600 per acre near Holyrood. Irrigated land prices amounted to about $2,000 to $2,150 per acre near Ulysses. Meanwhile, pastureland prices ranged from $1,350 per acre near Brewster to $4,580 per acre near Washington.
Here is a list of recent land sales across the state:
Thomas County. About 800 acres of dryland and grassland, including a farmstead, south of Brewster, Kan., sold at auction Nov. 5. Tract 1, 300 acres of dryland, sold for $2,700 per acre. Tract 2, 145 acres of dryland, sold for $2,700. Tract 3, 80 acres of dryland, sold for $2,700. Tract 4 was a 10-acre farmstead including a home and outbuildings, and it sold for $255,000. Tract 5, 100 acres of pasture, sold for $1,400 per acre. Tract 6, 160 acres of pasture, sold for $1,350 per acre. The sellers were Don and Phyllis Dawes. Farm & Ranch Realty Inc., Colby, Kan., handled the sale.
Grant and Kearney counties. About 2,483 acres of irrigated and dryland around Lakin and Ulysses, Kan., sold in 11 tracts at auction Nov. 6. Tract 1, 309 acres including two irrigated circles southeast of Lakin, sold for $2,000 per acre. Tract 2, 158 acres of dryland northeast of Ulysses, sold for $1,825 per acre. Tract 3, 155 acres of dryland northeast of Ulysses, sold for $2,125 per acre. Tract 4, 42 acres of low-water-irrigated ground northeast of Ulysses, sold for $2,150 per acre. Tract 5, 151 acres of dryland northeast of Ulysses, sold for $2,100 per acre. Tract 6, 318 acres of dryland northeast of Ulysses, sold for $2,000 per acre. Tract 7, 315 acres of dryland northeast of Ulysses, sold for $2,200 per acre. Tract 8, 143 acres of dryland northeast of Ulysses, sold for $2,000 per acre. Tract 9, 152 acres of dryland northeast of Ulysses, sold for $2,100 per acre. Tract 10, 156 acres of dryland southwest of Ulysses, sold for $1,450 per acre. And Tract 11, 156 acres of dryland southwest of Ulysses, sold for $1,450 per acre. The seller was Dew Farms Inc., and Rural Realty, Leoti, Kan., handled the sale.
Rice and Ellsworth counties. About 480 acres of dryland and pasture in four tracts sold at auction Nov. 14. Tract 1, an almost level quarter of dryland off U.S. Highway 156, 2 miles northeast of Holyrood, Kan., sold for $3,600 per acre. Tract 2, a gently rolling quarter section of dryland wheat stubble northeast of Little River, Kan., sold for $3,200 per acre. Tract 3, 39 acres of dryland and 87 acres of grass north of Lyons, Kan., sold for $2,000 per acre. Tract 4, adjacent to the southeast corner of Tract 3, was 31 acres of grass and sold for $2,500 per acre. The sellers were the Dix family. Farm & Ranch Realty Inc. handled the sale.
Pawnee and Hodgeman counties. About 305 acres of dryland south of Burdett, Kan., and on the Pawnee-Hodgeman county line, sold at auction Nov. 18. Tract 1, in Pawnee County, was 145 acres and sold for $1,250 per acre. Tract 2, 160 acres planted to 2026 wheat, with the crop retained by the tenant, sold for $1,300 per acre. The seller was Tommie Pierce. Farm & Ranch Realty Inc. handled the sale.
Washington County. About 309 acres of pasture northwest of Washington, Kan., near Washington County State Lake, sold at auction Nov. 6 for $4,304 per acre. The sellers were the Janet Jones Trust and the Mike and Gina Rencin Trust. Midwest Land & Home, Washington, Kan., handled the sale.
About 139 acres of Conservation Reserve Program land and pasture southwest of Linn, Kan., sold at auction Nov. 20 for $3,165 per acre. The seller was the Merl and Patricia Merritt Trust. Midwest Land & Home handled the sale.
About 78 acres of pasture and 77 acres of cropland southwest of Washington, Kan., sold at auction Nov. 21 for $4,580 per acre. The sellers were the Barbara Clark Trust and Shannon Giles. Midwest Land & Home handled the sale.
Haskell County. About 316 acres of expired CRP land with a wind easement near Sublette, Kan., sold at auction Sept. 25 for $1,950 per acre. Farmers National Co. handled the sale.
Bourbon County. About 198 acres of pasture southwest of Fort Scott, Kan., sold at auction Sept. 3 for $3,000 per acre. Farmers National Co. handled the sale.
Rush County. About 198 acres of cropland near Lacrosse, Kan., sold at auction Aug. 20 in two tracts. Tract 1 was 155 acres and sold for $2,362 per acre. Tract 2 was 28 acres of cropland and sold for $2,084 per acre. Farmers National Co. handled the sale.
Kit Carson County, Colo. About 1,635 acres of irrigated dryland and grass, including a farmstead north of Burlington, Colo., sold at auction Nov. 7. Tract 1 was 202 acres of dryland and 537 acres of irrigated land, including two wells and four pivots, and it sold for $4,050 per acre. Tract 2, 380 acres of grass pasture, sold for $1,250 per acre. Tract 3 was 76 acres of dryland and 235 acres of irrigated land including two wells and two pivots, and it sold for $3,750 per acre. Tract 4 was a 20-acre farmstead that included a ranch-style brick house, five outbuildings and two grain bins, and it sold for $400,000. Tract 5 was 32 acres of dryland and 125 acres of irrigated land, with one well and one pivot, and it sold for $2,850 per acre. The seller was Johnson Ranch Ltd., and Farm & Ranch Realty Inc. handled the sale.
